The Corner Suite That Buried Six Restaurants Just Got Company From the Rest of the Shopping Center

If you live in The Conners and head east on Vanderbilt Beach Road to get anywhere that isn't the beach, you've passed the shopping center anchored by the CVS at Airport-Pulling Road more times than you can count. For years, the corner unit on its northern edge was the kind of storefront you stopped noticing. Something was always there. It just never stayed long enough to become a habit.

That corner, officially Suite 200 at the Galleria Shoppes at Vanderbilt, has quietly been one of the least stable pieces of commercial real estate in North Naples. Havana Blue Cuban Cuisine & Lounge came first. Then Salsa Cuban Restaurant & Lounge. Then French Folies. Then The Basin. Then Absinthe. When the restaurant concepts finally ran out, a golf simulator called Paradise Golf moved in and lasted the shortest amount of time of anyone. Six tenants, none of them sticking, all in the same room with the same corner windows.

This year that suite got a seventh occupant, and for the first time in a long time, it wasn't the only thing changing in that shopping center. The whole block turned over at once.

A Suite With a Losing Streak

By the time Aufieri & Martinez Argentinian Steakhouse signed its lease, the shopping center's own leasing manager was calling Suite 200 a "longtime restaurant space" almost as a warning label. The new tenant is the first local dining concept from Walter Rolando Aufieri and Daniel Martínez, built around asado, the traditional Argentine method of slow-grilling over wood and coals. The sign outside features a black cow silhouette and the words "Prime Angus Beef," which is either confidence or a dare, depending on how many of the previous five restaurants you remember eating at.

The opening date itself became a small case study in how hard these timelines are to pin down. One October 2025 report had the steakhouse targeted for the following summer. A different outlet, publishing days later, said the restaurant was aiming to open that same month, with the leasing manager telling reporters the team was "hopeful to be open in the next couple of weeks." A third report in mid-November still had it listed as "targeted to open in mid-November." Three sources, three different windows, all describing the same restaurant in the same suite. Aufieri & Martinez has been open and serving for months now, but if you'd tried to plan a dinner around any single one of those press predictions last fall, you'd have shown up to a dark storefront more than once.

The Rest of the Block Turned Over at the Same Time

What makes this year different from the suite's history isn't just that a new restaurant finally took the cursed corner. It's that the turnover wasn't isolated. Usually one space changes hands while everything around it stays the same for another few years. This time, several storefronts renovated in the same twelve-month stretch.

The most visible new arrival isn't even primarily a restaurant. Ambrosi & Sons took over the adjoining spaces once occupied by The Cave Bistro & Wine Bar and Naples Wine Collection, on the other side of the same building as the steakhouse. It's the passion project of Rudy Ambrosi and his sons Michael and Alex, whose family roots trace to Trentino in the Italian Alps and to Sardinia's coastal town of Calasetta. The market pours from a rotating list of nearly twenty Italian wines by the glass and sells imported olive oils, cured meats, and pastas sourced from small family producers. The Ambrosis also carry on a five-generation knife-sharpening tradition that started on New York's Lower East Side, which is not something you'd expect to find between a CVS and a chain wine shop, but there it is.

A few doors down, Old Vines opened a second location of its Supper Club, expanding out of its original spot on Davis Boulevard into the space that used to hold Tableside and, before that, Alpine. The new location is roughly 2,200 square feet, considerably larger than the Davis Boulevard original, with crushed red velvet walls, chandeliers, and a full liquor license that lets the team build out a craft cocktail program alongside its wine and beer list. Wine director Zach Bingham described it as a chance to expand on three years of momentum from the original location rather than replace it. Both spots are still running.

Two more storefronts changed in the same window without much fanfare. Crazy King Burrito opened near the True Fashionistas anchor store, serving specialty burritos built from family recipes along with elotes and queso as shareable starters. Mojo Thai & E-San reopened after a renovation, shifting its menu toward dishes from Thailand's northeastern Isan region, a more specific and spicier lane than the Thai-American default most places serve.

What Hasn't Landed Yet

Not every piece of this renovation has caught up to the pace of the restaurant openings. Building 1000, a new single-story structure immediately north of the CVS, is set to house The Good Pour, a Florida-based wine and spirits retailer opening its sixth location statewide and leasing the entire four-unit building, more than 7,000 square feet in total. SweatHouz, a wellness studio offering private infrared saunas and cold plunges, is slated for the same building. As of this writing, neither has opened its doors.

Building 1100, the larger two-story structure going up west of the CVS, is supposed to add about twenty new units of leasable space once it's finished. Last fall, the center's leasing manager said the building was on schedule to complete near the end of 2025 and that the team was working to close a deal with what he called "a household name in the restaurant industry," without naming it. Nearly a year later, that tenant still hasn't been publicly announced, which makes Building 1100 the one part of this story that's still genuinely unresolved.

Playa Bowls, the smoothie and açaí chain, was also announced last fall as an incoming tenant for the former Nautical Bowls space, and no confirmed opening date has surfaced since.

What This Means If You Live on the Canals

None of this requires a special trip. The intersection of Airport-Pulling and Vanderbilt Beach roads sits on the same road Conners residents already use to leave the peninsula for anything beyond the beach and the marina. For a while, there wasn't much reason to actually stop there once you'd hit the pharmacy. That's changed enough that it's worth updating your mental map before you plan a night out.

Open and operating right now: Ambrosi & Sons for a glass of Italian wine and something to bring home for dinner, Aufieri & Martinez for asado, The Supper Club for a cocktail-forward dinner lounge, Crazy King Burrito for something faster and cheaper, and the renovated Mojo Thai & E-San for Isan-style Thai. Still filling in: The Good Pour, SweatHouz, Playa Bowls, and whatever ends up in the twenty new units going into Building 1100.

The suite that buried six tenants finally has a seventh that's stuck around long enough to matter. Whether the rest of the block matches that streak is the part still being written, and it's the kind of thing you notice living here that you'd never catch from a listing photo.
